Starts this Saturday morning. Beginners are welcome.
We call this the “10 at 10”; Which means the gals get an hour of instruction every
saturday on the driving range at 10 am for $10. This has been a very popular venue and will continue as long as there is interest.

Report on the Gary Thompson Memorial Golf Tournament at Patricia Island last week: The high school teams competing were Grove, Bixby, Tahlequah and Miami. Medalists: 1. Chance Campbell, Bixby; 2. Seth Rhodes, Miami; Austin Ishmael, Bixby. The winning team was Bixby, second place team was Tahlequah. There was a hole in one shot by Seth Rhodes, Miami on the 203 yard, par 3 number 7. He used a 4 iron.

The Patricia Island Ladies Golf Association sponsored a tournament to raise funds for the Grove High School Boys and Girls Golf Teams this past week.
Results: “All Men Team” winner with a score of 50 (Tim Langley, Chad Langley, Tanner Langley and Calvin Becker). The “Mixed Team” winner with a 59 was Marilyn O’Grady, Sean O’grady, Chelsea Miller, Jamie Perryman. Individual winners: Men Long Drive-Casey Threat; Men Closest to Pin-Jamie Perryman; Women’s Long Drive-Ileta Bray’ Women;s Closest to Pin-Barbara Perrin.
Jim Barnes and Gregg Simpson won a drawing for rounds of golf at Patricia Island Golf Club.

We feel the really GOOD real estate agents are always trying to get better at what they do. Part of that equation is marketing and advertising. No one does it better at Grand Lake than the Get “Grand” Results Team with REMAX Executives, Dave & Debbie Wagenblatt. We believe this is an evolving process. Before we get into the many things we have done, we’ll mention the latest which is with the Welcome Home Grand Lake magazine. We have obtained the back cover to help give our sellers better exposure of their homes for sale and of course to continue to show people we work hard at the real estate business and to give us a call. We want buyers and sellers to have a positive professional experience here at Grand Lake, OK and we feel no one does it better. The Welcome Home staff dedicated their best designer to come up with a new and different look. It our opinion they definitely did the job with something we call the “Wow Factor”. The basic lay out is there and we get to change things as needed to best promote real estate here at Grand Lake.  We are thrilled with the result and are looking forward to this being available for people to see.

There was also a full page article written about The Wagenblatts in the Chronicle of Grand Lake. Look on page B8 of this to read it. The Chronicle is a free weekly Grand lake area paper that all Grand Lakers read, to learn about what is going on. We advertise on the front cover of the real estate section and more inside. The Chronicle of Grand Lake’s people are a particularly good group to work with. Everything is always on a positive note and fun. We all work to get the word out about this fantastic Lake.

We also advertise on the Back Cover of the Real Estate Book which is known through out the entire United States.

These three publications have a circulation totally about 150,000 copies monthly getting the word out to a 4 state area including Oklahoma, Missouri Arkansas and Kansas. We’ll do another article later about our websites which reach the entire U.S and actually the entire world, as well as all the “Firsts” we have done to make finding Grand Lake, Ok Real Estate easy and a better experience.

At the entrance to Monkey Island there is a place Grand Lakers have known about for many years. This place has recently had a facelift which the owner said was his part of his stimulus package. More about him later. More and more people are finding out about this gem in green country in large part due to word of mouth. The name of the quaint store is Littlefield Country Corner and is located is at the juntion of Hwy 85-A and HWY 125. It is much more than what people might call a convenience store these days. Littlefields has the standard things you would expect but you will also find a lot more. Inside there is the friendly service they are famous for as well as the standard things a small country store might have such as bread, milk, produce, and canned goods. There are also a few surprises that a newcomer may not expect.

 There is a full blown butcher shop and meat market inside much like many of us semi-senior citizens might remember. They don’t have the vacuum packed assembly line products here. They have the fresh cut hand wrapped meat that was a thing of the past. The meat here is GOOD! I can’t tell you how many times new Grand Lakers have said “I found this place that has great steaks which I griiled last evening and WOW!. Here is another surprise. They also have applewood smoked chickens and ribs that taste wonderful. The meat will melt in your mouth. It’s not a bad idea to let them know you want some in advance because it is not uncommon for them to sell out. You can aslo get barbeque sanwiches and fresh sliced delli sandwhiches for lunch.

 Here is another surprise. Inside you will find the “Senate Lounge Coffe Shop” and some memorabilia. You see the proprietor, Rick Littlefield, served in the Oklahoma State Legisislature for 22 years. The only reason he stopped is because Oklahoma voted for term limits. The people love him. That doesn’t mean he stopped giving. He remains active in helping with things such as the Grand Lake Association and others to benefit the people in the Grand Lake Area and the State of Oklahoma. There is much more than meets the eye here and good things come in small packages at Littlefields Coutry Corner. A continuing part of Grand Lake History. You might want to come here to just have a cup of coffee listen to some of the stories and meet some of the many interesting people who come to Grand Lake O’The Cherokees.

More about Rick: Rick Littlefield is a business owner who is a lifetime resident of the Grand Lake area. He previously has served 22 years in the Oklahoma Legislature with 10 years in the House of Representatives and 12 years in the Oklahoma Senate. In the Senate he was the Chairman of the Appropriations Committee for Natural Resources. His Senate responsibilities included direct contact with Oklahoma’s environmental related state government agencies. Rick performed similar responsibilities as a member of the House. His legislative tenure includes experience in water quality environs. Rick is a graduate of Northeastern.

All of a sudden, we had a number of people call us to sell their lake homes. It’s not that there are more available lakefront homes for sale here. The total number is about the same. It’s not that the real estate market is bad at Grand Lake, OK. Quite the contary. It is and has remained very good. After all, these are lakefront homes at one of the great lakes in the country, Grand Lake located in northeast Oklahoma. There have been the typical referals from past clients because of our being real estate professionals with REMAX  a long time. OK folks, spring is busting out all over. Golf season is here. Warmer weather finally can be expected instead hoped for. I have been getting lots of golf related calls and I am booking lessons left and right. Yeah, maybe now I can lose some of this winter fat.
I am looking forward to playing golf with an old and good friend (although he is young), former Grovite, and current student at Seminary in Dallas, Bret Chambliss.
Bret always plays well even when he hasn’t had time to practice. We are being hosted by Jim Gray and Zack Hamilton over at The Coves.
 
LADIES GOLF ASSOCIATION (Patricia Island)
Announces their organizational and sign-up meeting, March 26th at 10 am at Patricia Island Golf club. Any lady golfer is invited. You do not have to be a member of Patricia Island Golf Club to participate. The public is invited. You do not have to be a good golfer to join. The only requirements are that you are female and enjoy golf. Dues are minimal and association members get to have great fellowship. I conduct some free clinics for the ladies and they have all sorts of golf activities throughout the season. This is a very fun group of gals and I highly recommend that you join. We emphasize that golf is a game and is meant to be FUN!
We teach the basics of a golf swing and general rules and proper etiquette.
We teach golf terminology and all aspects of how a golf hole is laid out.
Camp sizes are limited to no more than 15 kids. We have had to draw the line at age 8 or more. Lunch will be served each day. Hours are 9 am to 12:30, Monday, Tuesday and Wednesday. Price is $150.

COURSE REPORT
A couple of weeks ago I had the pleasure of playing at the Neosho Municipal Golf Club. I played with the Grove Outrigger Motel owner John Wells and we had a great time. I have been around Grand Lake for over 10 years and we have such great golf facilities, it isn’t often that I look elsewhere to play. In this case, I was glad that I did. I don’t want to run our golfers off to other venues, but this is just about 40 minutes away. Northeast of Wyandotte, just in to Missouri. This is a Perry Maxwell designed course (1926) with a new 9 added in the past few years. The pro is Justin Beck. I was welcomed to the pro shop by Marsha and turned my cart in to Zack Snow. It really was a fun, yet challenging golf course. I highly recommend it. Their phone is 417-451-1543.
 
NEW MEETING
I know this info has nothing to do with golf, however, to whoever might be interested, there is a new AA meeting on Thursday evenings at 7 pm on Monkey Island. The meeting room is next door to the bakery that is across the street from She-Bangs restaurant.

WGC-Ca Championship, Doral Golf Resort & Spa, Doral, Florida,
No longer the best player without a World Golf Championship, Phil Mickelson won a spirited duel at Doral on Sunday to win the CA Championship, moving to No. 2 in the FedExCup standings and closer to reaching No. 1 in the world.  Mickelson, taken to a hospital on the eve of the final round with heat exhaustion and dehydration, survived seven lead changes in 11 holes against Nick Watney before hanging on with six straight pars for a 3-under 69 and a one-shot victory.
Mickelson won for the second time in three starts and moved to No. 2 in the world ranking, as close to Tiger Woods as he has ever been. Depending on how Woods fares at Bay Hill, Mickelson might have a chance to go to No. 1 when he plays again.

The next tournament is in Mexico at BosqueReal Country Club on March 20-22. This has a big purse of $1,300,000.

GOLF TIP of the WEEK                                                                                                        Pitching is a very important aspect of golfing; however, it is often ignored by most amateur golfers. A good pitching game could take off several strokes from your handicap. Pitching is very useful especially when you need to hit above trees, water hazards and bunkers. Here are some golf pitching tips:                                                      1. Do not look at your shot after making it. A lot of people are so excited to see how their shot goes, but watching it often turns into disaster.                                                             2. Keep on focusing to deliver a mild downward wallop to your golf ball.                        3. Try using lofted clubs for pitching. A sand wedge, pitching wedge, or a lob wedge
usually does well for this. If you do not know which of your clubs is a pitching wedge, look at the sole of that club and look for the PW mark, sometimes you would just see a W
 
or rarely, a number 10.                                                                                                         4. Position the ball at the center of your stance.                                                                     5. Depending on the length of you shot, your backswing should be shoulder-high, standard full-swing, or shoulder-high.
6. While standing on the tee or the fairway, always think about the next shot you are about to make. Do not focus so much on the yardage that the hole has.                               7. Instead of holding your club directly down the lower part of your grip, take hold of it. Hold it as if you are doing a chip. Keep your grip at the center.                                         8. Incline your body's weight for about 60 to 40 percent on your forward foot.                 9. Keep the butt or the top of your club pointing to your forward leg.                              10. Be sure to take your club straight to the back as you swing.                                       11. In your follow through, try brushing the ground using your club's head.                    12. Take these tips on the course and practice as much as you can.

Cherokee Yacht Club on South Grand Lake will host Casino Night 2009 during Grand Lake Welcome Back Weekend, Saturday, March 7th at 7 p.m. For those of you who enjoy ,        “The rest of the story”

 Here is the history on the origin of Welcome Back Weekend. This event was started in March of 1992, by Terry Frost, Owner of Cherokee Yacht Club. The weekend originally started with a poker run on Saturday and the showing of the hands on Sunday. Grand Lakers’ Terry Frost and the late Barbara Connor came up with the idea of incorporating a Chamber sponsored “Casino Night”, which became an instant success.The idea behind Welcome Back Weekend is to get you back on the lake so you can enjoy Grand Lake more of the year.  The event is not just a party anymore; it has come to signify the beginning of boating season on Grand Lake . The professionals will bring in Vegas style Black Jack, Craps and Roulette as well as entertainment provided by Left On Harvard, a Grand Lake Favorite!  We will have a silent auction, and a live auction conducted by JB Robison Auctions, beginning at 9 p.m. For all of you who participate in the poker run during the day, admission to the event gets you one wild card to add to your other five cards.  You have to come to the event to receive the card, so make sure you don’t miss this opportunity to complete your winning hand at Casino Night 2009. We will have Vegas Style Show Girls, games, live music, wild cards, live and silent auction and a GREAT TIME.  Write down the date, March 7th, Cherokee Yacht Club at 7 p.m.  Plan on a weekend full of Grand Lake fun!!  Please call 782-3214 for more information.

12th Annual Grand Lake Boat & Sport Show

  Boats of all makes, shapes and sizes—recreational vehicles big and small—dock builders, boat lift manufacturers, boutique clothing, ATV’s, scooters, marine electronics, tackle, water and land toys and just about anything else you can imagine will all be found in one place—the Grove Civic Center at the 12th Grand Lake Boat and Sport Show. This increasingly popular event takes place on March 13, 14 and 15 with hours to suit everyone.

  The Grand Lake show is more than just the typical boat show. Fun is the other big component of this event. For 2009 the parking lot will be turned into a “mini-lake” for remote control boats surrounded by an RC truck and car race track. Some of the RC boats travel up to 40 mph and the cars and trucks will be spinning their wheels around the race track at speeds upwards of 50 mph. If weather permits, the RC planes will be demonstrating aerial acrobatics.

  Hourly prize drawings, musical entertainment, local dance groups and much more has been planned to add to the fun while viewing the latest in water craft and recreational vehicles.

As with other areas around Grand Lake, the Grove area was up and down through the early part of the millennium, but has seen a significant surge in the average and median sales prices of the past couple of years.  Overall the average sales price of a single family home in Grove (all inclusive, lakefront and non lakefront) has increased 38% from 2000 through November of 2007 to its current level of $174,622.  The median sales price has reached its current level of $127,000.  The significant difference between the average sales price and the median sales price at 2005 levels is the introduction of several newer lakefront and upper end developments which are selling for significantly more than was seen in the early part of the decade.
 
 Grove continues to maintain its most affordable nature while being the commercial hub of the Grand Lake area.  Average and median sales prices continue to be significantly lower than those found in competitive markets and nationally.

The largest city on Grand Lake O’ the Cherokees is Grove, a former watering hole before the Civil War and now one of Oklahoma’s fastest growing cities. 

Situated at the foothills of the Ozark Mountains just a short drive from Joplin, Missouri and Springdale, Arkansas. Originally named Grove Springs, Grove has moved from a sleepy little fishing village of decades past into the limelight as the premier location in the Grand Lake area for many services.

The revitalization project targets the two blocks in each direction from the corner of Third and Main and is a joint effort of the Grove Area Chamber of Commerce, City of Grove and downtown businesses. Phase II is scheduled for completion in 2009.
The project’s mission is clear: To revitalize historic downtown Grove’s economy. Since 1817 Grove has been a well-known trading center. Today it is one of Oklahoma’s fastest growing cities.

As with other areas around Grand Lake, the Grove area was up and down through the early part of the millennium, but has seen a significant surge in the average and median sales prices of the past couple of years.  Overall the average sales price of a single family home in Grove (all inclusive, lakefront and non lakefront) has increased 38% from 2000 through November of 2007 to its current level of $174,622.  The median sales price has reached its current level of $127,000.  The significant difference between the average sales price and the median sales price at 2005 levels is the introduction of several newer lakefront and upper end developments which are selling for significantly more than was seen in the early part of the decade.
 
 Grove continues to maintain its most affordable nature while being the commercial hub of the Grand Lake area.  Average and median sales prices continue to be significantly lower than those found in competitive markets and nationally.

From horseback riding to shopping on Monkey Island’s Main Street, to fishing or parking your RV right near the water, the West Grand Lake/Monkey Island area offers guests many choices for a relaxing get-away. Some of the lake’s best fishing is enjoyed near Horse Creek Bridge, as evidenced by the number of fishing buffs on the new fishing dock constructed by the Oklahoma Dept. of Transportation for the safety of anglers who consider this area a “hot spot.” Just across the bridge and on your right is Bernice State Park with camping, fishing, boating and swimming. An added attraction is its nature trails with two observation towers. Nearby is Grand Country RV Park, where you can camp overnight near the lake, enjoy water sports and look for that lake property you’ve dreamed about.

South Grand - Where the Action is!
This slogan aptly describes the Grand Lake Chamber of Commerce and the business community as it promotes more events than any other part of Grand Lake.

Only a 45 minute drive from Tulsa, South Grand is a large and integral part of the lake’s dynamic growth. This trend began with the construction of Pensacola Dam in the 1930’s when its construction workers established homes nearby. In the 70’s the area became a weekend resort for Tulsa families and businesses.

Since the Dam was built creating Grand Lake O’ the Cherokees, home sites purchased in 1940 have now passed through three generations.

Original one-room cabins have undergone numerous changes becoming charming and unique second homes and full-time residences. With just an hour drive from Tulsa, homes began to spring up at a steady pace during the oil boom of the 70’s and have continued to blossom to an unheralded pace from 2000-2006. South Grand has become home to the Yacht Club set from Tulsa, Oklahoma City, Wichita, and Kansas City. A lakeside lot costing $15-20,000 years ago now brings $45,000-$400,000. But don’t let that discourage you. There are still excellent buys if you find the right realtor and don’t insist on living a short drive to Duck Creek.

The Grand Lake ‘experience’ frequently begins with a vacation visit that becomes so irresistible that a second home purchase becomes a weekend escape from the city and finally a peaceful and serene retirement home. It’s easy to understand why Rand McNally consistently places Grand Lake O’ the Cherokees among the top five retirement communities in the United States, and why The Wall Street Journal lists Grand Lake for 10 years as the number one place in the country to retire.

Real Estate
 With lake front property in such high demand, real estate on or near Grand Lake O’ the Cherokees is a great investment.  The amenities of the cities surrounding Grand positively affect real estate values in the entire vicinity and real estate varies from one end of the scale to the other.
There are areas consisting of one-room cabins and those with palatial estates fit for a king. As of the 2000 census, the Cleora, or Duck Creek Area, was second only to Nichols Hills in Oklahoma City for homes in the top price range.  Because of this, and also because the lake encompasses such a vast area, real estate and its related businesses are major industries.
The landscape of Grand lends itself to every want and need. There are gentle slopes to beautiful cliffs. There is deep water for boating and shallows for wading and swimming. There are dense forests and there are pristine shorelines.
Vintage, an exclusive development east of Duck Creek, is a new, gated community offering a wide range of home styles and plans. Colony Cove is the newest development in the area, where sales of two and three bedroom town houses right on the water have been brisk. Duck Creek
Traveling north on SH 82 and east on SH 85 through Ketchum and Cleora, you’ll glimpse the Duck Creek arm of Grand Lake, home to the biggest cruisers on the Lake, some 95 feet long.
Duck Creek includes several large marine dealers, lakeside restaurants, gracious private homes, gated communities, condominiums, a golf club and a gun club.
Two private yacht clubs feature excellent restaurants:  Arrowhead Yacht Club & Marina on the east side of Duck Creek; and Cherokee Yacht Club & Marina on Duck Creek’s west side. Locally owned and operated, these yacht clubs are the heartbeat for those who enjoy the fun and fellowship they bring. The $700 to $800 annual membership brings an opportunity to share excellent dining, dancing and marina life.
The South Grand season begins the first weekend of March with “Welcome Back Weekend.” On Saturday morning, everyone pulls their boats out of storage for a day of craziness with a Poker Run at five major lake locations.
Don’t have a boat? You can still enjoy the Poker Run in your car, motorcycle, PWC or hot air balloon. But don’t stop there. The evening is filled with Las Vegas-style fun at the Cherokee Yacht Club with the Grand Lake Chamber’s Casino Night and silent auction.
South Grand has propelled the Fourth of July Celebration to a new level. Duck Creek fills with boats; jet planes fly above and revelers view the state’s largest display of fireworks. In 2003, more than $100 thousand in fireworks lit up the sky and thrilled celebrants.

Pensacola Dam Construction--A Time Line
 


Here is a time line for the development and construction of Pensacola Dam:

1896�Henry Holderman and three others build a boat with surveying equipment and float down Grand River. The site later known as Pensacola seemed the only practical site for a dam.

1911�Holderman, after completing an engineering course, makes attempts with the Muskogee Chamber of Commerce and the KO&G railroad to finance the dam but WWI intervened.

1913�Grand River Power & Electric Co. is incorporated in Oklahoma by Holderman and a partner but charter was cancelled in 1934 for non-payment of license.

1917�Grand River Hydro-Electric Co. is incorporated in Oklahoma by Holderman and others but this charter was also cancelled in 1934. But in 1922 the company gets a permit from the State Engineer to appropriate the entire flow of Grand River at the location of Pensacola Dam for the purpose of generating electric power. This was known as Dam #1.

1923�Grand River Hydro-Electric Co. gets approval to build dams 2, 3 and 4. Nothing came of this however. Rights of the company were transferred to Holderman and W.B. Collins who in turn transferred them to the Oklahoma Hydro-Electric Co. with a capital stock of $10,000,000.
This group employed Victor Cochrane of Tulsa to make a study and report, and acquired some land below the present site of the Pensacola Dam.

1926�J.F. Robinson of Miami, OK. Files application with Oklahoma Conservation Commission to construct four dams on Grand River, approved on Oct. 5, 1926. On Oct. 16 on his deathbed, assigns his rights to W.E. Hudson of Tulsa (Lake Hudson later named after him).

1929�Hudson assigns his rights to Grand-Hydro, incorporated in Oklahoma on Nov. 6, 1929, which proceeded to make engineering inquiries, recommend four dam sites, and acquired 2,100 acres of land near the Pensacola site.

1931�Grand-Hydro files application to construct 50-foot dam at Tynan�s Bluff, about 6 miles above the Pensacola site, but no facilities were ever built by Grand-Hydro.

1935�Oklahoma legislature passes SB 395, known as the Grand River Dam Authority Act creating a conservation and reclamation district composed of 17 counties in northeast Oklahoma. The Act authorized bonds sufficient only for the Pensacola Dam. (Pensacola was chosen as the name, after the small community of Pensacola, OK, located some 8 miles away). A GRDA board of nine members was appointed, three each by the Governor, Attorney General and Commissioner of Labor. First meeting held May 5, 1935 in Vinita and they discuss sending raising funds to send a delegation to Washington to make application to the Public Works Administration.

1935-1937�A small group of men from Grove and Vinita worked during this time, visiting Washington D.C. four times, and to Memphis for visits with the Army Corps of Engineers. In 1937 President Roosevelt�s campaign train passed through Vinita where the locals had asked for a 15-minute stop, and a big illuminated sign at the Vinita Depot said he was very near the �Grand River Dam�a $20,000,000 Project.� Whether Roosevelt saw the sign or heard the cheering is disputed as it was in the middle of the night and he could have been asleep.

1937�W.R. Holway is in Washington on behalf of another engineering project when he meets the four-person delegation from Vinita and Grove, by chance, in Congressman�s Disney�s office. A bill authorizing construction of Pensacola Dam is passed and Harold Ickes, Secretary of Interior, recommends that $20 million be earmarked for the project. Previous estimates in the 1920�s ran from $14-$19 million.
On Sept. 18, 1937, President Roosevelt approves allocation of $20 million for the Pensacola Project. Two days later the GRDA Board and Holway make a trip to Lake Buchanan Dam near Austin, TX, a multiple-arch dam. Applicants for engineering work are interviewed in the Vinita Hotel on Oct. 20 and two days later selected Holway & Neuffer of Tulsa as Engineers for the Project.

1938�First contract let in January for excavation on East Spillway. Contract let in April for construction of dam and power house. Bribe attempts for gravel deposits and contractor on the dam made, rejected by Holway.

1939�The first GRDA manager, R.V. L. Wright, resigned after much pressure.

1940�Final gates closed March 21; first of four main generators tested April 15; first power came from House Unit and delivered to town of Disney.

1941�First major flood occurs in April, 170,000 cfs, brings lake to 755 elevation. Previous floods were in 1895 (215,000 cfs); 1927 (140,000 cfs). On Nov. 21, US Government takes over operation of the project after highway controversy with Gov. Phillips and calling out of National Guard and US Secret Service.

1943�Largest flood to date occurs in May, 300,000 cfs. Water reaches 7 feet up on Power House. Causes small damage at west end of spillway, contracts let to remedy situation.

1945�War ends in August 1945. Holway serves as acting general manager for 60 days.

1946�Project returned to the State of Oklahoma on Aug. 31.

Total cost of project $28 million, or about $550 million in today�s dollars. Total number of deaths during construction, 13. (112 were killed on the Hoover Dam project). About 130 engineers and staff worked on the Pensacola project, and 3000 men. About 30 of the engineering staff served in WWII.

In 1939, when construction on the Pensacola Dam was proceeding, a new car cost $700; average income was $1729 per year; gasoline was 10 cents a gallon; a postage stamp 3 cents, a loaf of bread 8 cents.
Average wage for the Pensacola Dam construction workers was 44 cents an hour.

The Grand Lake and Grove area has been named as one the the top areas in the country to retire. Quality of life is certainly part of the equation and Patricia Island Estates figures heavily in that mix.
